Some information about inspecting home structure, and about the engineering terms:
- All Home Inspectors are required by NJ regulation to inspect structural components of a home. Some do a better job of this than others.
- Our inspection services are Home Inspections. They are not Professional Engineering (P.E.) services or evaluations. This is a different service and license. We do not hold a P.E. license or offer P.E. services.
- We are often asked if we are "structural engineers". New Jersey has no official definition of or license for a "structural engineer". Dan Meyers is an NJ Licensed Home Inspector, and as such is qualified and required to evaluate home structure in the context of a Home Inspection. Dan Meyers has more education and training regarding home structure than most other Home Inspectors.
- So what does a licensed P.E. do that a Home Inspector does not? For a full definition of this, you should consult the NJ Board of Professional Engineers and Land Surveyors. Generally, a licensed P.E. performs either structural or other engineering design work, and also performs evaluations that require calculations and / or are on types of structures and components and conditions that are new, unusual, and / or do not have standard definitions or solutions. They also create and seal plans. We do not perform these or any P.E. services.
- So is a licensed P.E. a better inspector than a licensed Home Inspector? Some licensed Home Inspectors are also licensed P.E.s, but being a licensed P.E. does not necessarily make one a good home inspector. Training and experience inspecting homes is more important.
